The property types covered include all residential properties of all sizes. It excludes those already sold off MLS. The analysis considers properties of all price ranges, square foot (SQFT) ranges, number of bedrooms, full baths, half baths, and year built.
Price per Square Foot: A 15-Month Analysis
Average price per square foot (sold) for the last 15 months presents an interesting trend. For instance, in November 2023, the average price was 350. In December 2023, it slightly decreased to 347, representing a marginal change of 0.9%. The same month the previous year (December 2022), the average price was significantly lower. This shows a massive 237.4% increase year-over-year.
Quarterly Comparison
Looking at the same quarter a year ago (October 2022 to December 2022), the average square foot price increased by 333.9%, from 333 to 346.
Month-to-Date (MTD) Comparison
When comparing the period from 1st January 2024 to 25th January 2024 against the same period the previous month (1st December 2023 to 25th December 2023), the average square foot price decreased by 5.7%, from 348 to 328.
Year-to-Date (YTD) Comparison
Comparing the same period in 2024 against the same period in 2023, the price increased by 3.1%, from 318 to 328.
Monthly Sales Statistics: A Year in Review
From October 2022 to December 2023, the real estate market in Solano County experienced several fluctuations. In October 2022, there were 836 properties for sale, 414 new listings, and 354 properties sold. The average active price was 703, and the average sold price was 589. The average square foot price was 341. By December 2023, the number of properties for sale had decreased to 465, with 219 new listings and 224 properties sold. The average active price had increased to 711, and the average sold price was 571. The average square foot price was 347.
